Stamp Duty Liability for my particular scenario

Due to a personal situation change, I find myself in rented accommodation, as part of that change no also own a couple of Rental Properties. I am looking to get back on the residential ownership ladder, and am confused as to what the Stamp Duty implications may be in my particular scenario. Will my residential purchase be subject to second home SDLT? or because i am moving from rental to residential will it be normal Stamp duty?  Ad an extra twist to this that i may be buying as Joint mortgage with my partner who is a first time buyer, will she be clobbered with the higher rate SDLT? Thanks in advance

    You'll be buying an additional property so you'll be paying the additional rate, whether you buy in your sole name or jointly. Partner could only get the FTB relief if the property was genuinely being bought in her sole name (i.e. you're not contribuiting to the price).
