2 April is still 2 weeks away, not unusual for VOA to wait until last minute to submit their evidence.

If the size discrepancy remains unresolved, you will need to prove your claim by providing external measurements of the property yourself. Not too difficult if there are 2 of you and a decent length steel tape measure

We shall see what the next two weeks brings.

I’ve already provided the VOA with the correct measurements so I have them to hand. Not that they acknowledged or responded to me!

My house isn’t a standard square/rectangle (the front elevation is longer than the rear), which is shown on the floor plans the VOA claimed to have reviewed last year. Yet their calculation method failed to reflect this (ie they just doubled the (incorrect) measurements).

I guess this just adds to my case once we reach the hearing.

I received this email from the VOA today and I am absolutely delighted!

Having reviewed your appeal my decision is to reduce your band to D, with effect from 25 February 2021.

If you agree with this decision, please can you sign the attached agreement form and return it to me as soon as possible. (It can be digitally signed or printed off and signed). You do not need to date it.

It will then be signed and dated by the Listing Officer and sent to the Valuation Tribunal. Once the Tribunal have accepted it they will notify us both and I will be able to amend the council tax band on your property.

I will then inform your local council of the reduction & they will issue a revised bill.
