Legal Fees for Remortgage?

It's been 5 years since my last remortgage, so I can't quite remember how it works. I'm looking at either a 2 year fix with either First Direct (4.04%) or HSBC (4.07%). My remaining amount is "only" £106k, so any upfront fees for a slightly reduced interest rate isn't worth it over 2 years.

One of the comparison sites I'm using says First Direct has free legal fees, while HSBC offer £300 cashback. It doesn't specify what the legal fees are though.

Are there legal fees associated with a basic remortgage to a new provider?

Yes. The guys we use do it for £199 - but if anything unexpected crops up it can be more. 
I would take the free legals to be honest. Assuming it is free legals and they are not going to try and bolt on money here and there for things you would expect to be included.

Thanks. Using the MSE comparison tool, it says HSBC have free basic legal fees and £350 cashback.  That one's my leading option at the moment but I have a call with L&C later today to discuss it further. 

If they can offer something similar, I'll remortgage through them, otherwise I'll try my luck at going direct.
