Band challenge in new development

We moved into our new build about 4 months ago and only recently received our council tax banding. As expected, all properties of the same style on the development are the same band.

The banding seems high to me and I am going to challenge it. I've done research and found plenty of other houses within 1/2 mile of ours that have a similar number of rooms and slightly larger sqftage that are in the band below ours. Many are 1920s and older, as that's the majority of the local housing stock. However, I have found some that are (I think) between 20-40 years old; these are the closest in age to the development that are nearest to us.

My evidence satisfies the VOA 'comparability' criteria of Type & Size, but not Location (A comparable property should be in the same street or estate as yours, if you live in a town or city.) and maybe not Age (A property must have been built in the same time period as yours to be comparable)

Will these be viewed as 'acceptable' evidence, given that the only houses of a similar age are all on the same development? While I know I'm only appealing for our property, I believe that all the properties of the same style have been mis-banded too.

Forget the 1920s houses, use those 20 - 40 years old. If there are other more recent developments reasonably nearby have a look at those, don't be too hidebound by distance.
