Mortgage for extension

We've decided to stay out and look to possibly do an extension so have applied to borrow more against the house.
We've submitted our application and documents however the bank have asked for planning permission/plans and builders quote however we have yet to get an architect and draw up plans or apply for planning as we don't know if the bank will lend us the money.
How do we get around this. We don't want to pay for architects and planning permission if the bank say they won't lend to us?

It is normal for a lender to request full details of planned works ahead of agreeing a further advance or remortgage. An agreement in principle; having plans prepared then submitting your application would be the usual route.I am a mortgage broker. IWill the extension require consent or fall within permitted development.
You could request estimate of buiilders finish costs based on size.
You talk to your lender and tell them you are not going to invest in plans or obtain quotes until such time as knowing funds forthcoming.
All mortgages are based on affordability so will depend on your income, percentage of loan to valuation.etc1
