    just the thread i was searching for,

    I recently decided to rent spare room cheap to a friend and that became a disaster as only half the cheap rent was paid , I was too casual with not writing agreements etc and found that the person basically was messiest in the world , didnt do share of cleaning etc. had to get her to leave and was stressfull and cost a friendship. you live and learn from your mistakes.

    but turns out another friend is looking for somewhere , he can pay proper rent and wants written list of rules etc, every agreed and signed etc. obviously bit nervous, some of the points in this thread are really useful so thanks as I basically have a small 3 bed semi with one large living room and use 1 room as office working at home quite alot and I really want to compile a working solution that we can both be happy with , without going overboard with rules. but so difficult to know in advance what problems can come up.
    do written templates for this kind of thing exist somewhere?

    You try and put an advert in your local supermarket or on a church notice boards, `room to rent in a family home` you could also try

    I rent out my spare room, there is a TV/DVD in the bedroom & they have their own bathroom. So far most of my lodgers have been teachers from where I work, usually OTT, overseas trained teacher. My current lodger is completely loony, but most of my previous one have been fine. Most only stay a term or 2 so it's not too difficult even if they are a pain. I charge £400pcm, so it fit in with tax rules, sometimes I include meals, but if not my lodgers can help themselves to tea, coffee, milk, bread & cereal. I've taken the fuse out of my tumble dryer but they can use the rest of the appliances.
    The other option is letting to corporate staff, I used to do this when I lived near a company headquarters, the rent is paid by the company so no worries there & people tend to stay for only a couple of months.
    I find the rent is the biggest problem, most lodgers seem to pay a day or 2 late, but you do just need to be firm. It helps if you can find out what their pay cycle is & fit in with that.
