@MWT and @acg - again thank you for replying.

We were looking to take out some additional borrowing, which is why the valuation was involved.

Honest truth, they didn't even discuss, mention, and in fairness we didn't notice (because we were always looking at some additional) the "just swap product" way of doing it .....!

Something I'll go and have a discussion with them about.

I would just check online first, you should be able to see the renewal products available to you without needing to talk to them again.

But that wouldn't give any additional lending.
Of course not, but that option seems to be firmly off the table already, but it would give some alternatives to just rolling on to their standard rate in September...

Two weeks ago they finally came back and said there was an issue with it being contiguous land (IE surrounded by land owned by another family member) and as such they wouldn't lend.”

I’m curious how they knew who owned adjacent land? Values don’t normally research ownership of adjacent homes.

i know of siblings who have bought adjacent houses, they’ve never said there was an issue because a family member owned the house next door. How would a valuer even know?

Adjacent wouldn't be an issue, it is being fully surrounded that seems to have concerned them and it wouldn't take much effort to identify the ownership of the surrounding land.
