Remortgage for a buy to let

I have no mortgage on my residential property valued at £500,000
Could I remortgage my home to purchase a buy to let
I understand buy to let's you need 25% deposit
However if i am remortgaging my residential house to raise the funds would I still need to a 25% deposit
The buy to let is £375,000 and I will put down 10% deposit and £337,500 be raised through a remortgage
This would be a LTV of 67.5% on my residential
Would this work

Yes I have 2 buy to let's but they are buy to let mortgages
This is the first time I'm trying to do a remortgage on my residential property so not sure whether I can get a residential remortgage or need a buy to let mortgage

I would talk to a broker and your accountant, as if your non-property income is sufficient to support that size of mortgage you may be better of doing both and use less of the funds released to reach a 25% deposit for a B2L mortgage on the new acquisition, and still have funds available for another B2L purchase perhaps, or just borrow less on the residential mortgage?HousingA said:This is the first time I'm trying to do a remortgage on my residential property so not sure whether I can get a residential remortgage or need a buy to let mortgage
