I currently rent out 1 property which has been rented out for 3 years, plan was to sell but now we’re just going to move back in. I currently pay the landlord tax through HMRC online self assessment.
The Tennant is moving out this weekend, what form do I fill out to inform HMRC of this? Do I have to wait until I fill out 25/26 tax form?
Also if plans change again and we do sell, is it a different form

If you have rental income in the current tax year, you will still need to complete a Self-Assessment form for the the current tax year after 6th April 2026, then you can tell HMRC you want to stop. Providing you do so before 21st January 2027 and HMRC agree, you won't need to submit a Self-Assessment form for the 2026-2027 tax year.

Alternatively you could answer question 2 when completing the property income section the return.

You need to wait for 25/26 tax return and declare your 6th April 2025 to July 2025 income and expenses.
Also complete question 2 so that it shows the income ceased in 2025/26.
By April 2026 you will know if the BTL is sold/ being sold and can also declare any income for CGT that is due.
