mortgage rejected base on CCJ in 2022

Today my wife and I applied for a mortgage for an extension to our home. We have no debts, no outstanding credit card balances, and maintain healthy bank account balances. We are well within the affordability criteria. we are both on £90k+

I pay for Experian every month, and my credit report shows no missed payments and a perfect score of 999. There are no issues visible there.

However, during the mortgage application process, our application was declined due to an issue with our credit report. The bank has stated that they cannot reconsider our application until after 16 December 2025, when three years will have passed.

After this, I double-checked my Experian report and found no problems. I then signed up for Equifax and discovered a CCJ (County Court Judgment) from 2022 linked to my old address — something we were completely unaware of.

I have paid the CCJ in full today (£302) and am now waiting for Gladstones Solicitors Limited to process the payment. of which they will update the CCJ to settled

What can I do now to resolve this and improve our chances of securing the mortgage sooner?

    The settlement of the CCJ is unlikely to change their mind about the date they will reconsider you.  What are the circumstances of the CCJ?  Is it fair that it was registered?  Did you fail to update an address or something?

    If you are applying for a mortgage or other credit always makes sense to check all three of the main agencies.  No reason to pay for it either, you can get free access to all through Credit karma, clear score, MSE club etc.

    You could try a broker to see what else they can offer you.

    would it have been better to apply to have the CCJ set-aside rather than settle it?

    chances are it relates to a PCN letters then went to an old address on a V5.

    thats a bit of a leap!
    well it's Gladstone's and the amount of £302 is consistent with other CCJs for PCNS we've seen

    Try a different mortgage lender (or broker), there are lenders where the CCJ will not be an automatic decline. 
    You could go to the courts and try to appeal the CCJ to get it removed, but that will take a little while and I am not even sure if you can do that if it is paid.

    First of all contact Northampton CNBC to find out the details of the claim, expect a very long wait to get through on the phones. It does sound likely to be a parking ticket issue.

    If you go into the Motor section here there is a sub-forum for Parking Tickets with stickies on how to deal with parking companies and the court process including getting judgements set aside.
