    Are you currently with the HSBC? What about a product transfer? What's the LTV (60%), the term and amount, can you afford overpayments?(usually max 10% annually) 

    Personally I like to have a look myself, I have used a broker in the past, if unsure get some help/advice, compare what you've found to what others are offering. We all have different circumstances and preferences. For peace of mind I prefer to fix (5y), works for me, so I know where I'm at for a set period, also without paying the additional fees, to be considered, especially if you are adding these onto your mortgage. As for the term, it's a guessing game, as to what works best for you financially and future interest rates. Good luck
