Band E to Band D - All others same house style are all Band D

We have on our new estate 7 houses all same Housetype the 5 previously on development (exact as ours) have all been D - a neighbour has just had there banding as an E and we have just told council about the council tax to pay and they said we are "Unbanded" at the moment but will sort in 28 days. My question would be as my neighbours is - Same House style exactly since 2022 all 5 are Band D so should we be a D and not an E as my neighbour has been given, they are appealing and Im sure we will too when we get the official notification rating.

Presuming you are in England or Wales then only the Valuation Office Agency will know the answer as they are the entity that bands dwellings.


Are you certain the houses on the new development are 100% identical to the 2022 houses? Possibility is a different caseworker who did not check previous bandings. Or - worst scenario -- realised Band D houses should have been Band E
