I am currently set up on HMRC as doing a yearly self assessment because I have a second home which I currently rent out.
In Jan 2025 I paid HMRC advance payment I think it’s called but my tenants are now going to be leaving on July 8th 2025 and I’m going to be selling my second home.
I’m wondering how do I go about telling HMRC that they are leaving.
Any help would be appreciated

They are not advance payments. Many believe these payments to be ‘in advance’ because they both come due before the deadline for filing.It appears that you had rental income throughout 2024/25 tax year therefore - 8th July 2025 is in 2025/26 tax year. That tax return must be filed between 6th April 2026 and 31st January 2027.By the way, when you sell you must report and pay any capital gains tax due within 60 days.1
