I am currently set up on HMRC as doing a yearly self assessment because I have a second home which I currently rent out. 

In Jan 2025 I paid HMRC advance payment I think it’s called but my tenants are now going to be leaving on July 8th 2025 and I’m going to be selling my second home. 

I’m wondering how do I go about telling HMRC that they are leaving. 

Any help would be appreciated

    I think that you have your tax years mixed up. 

    The payment that you made in January with, presumably, another in July are payments on account of 2024/25 tax year which ended ten weeks ago. They are not advance payments. Many believe these payments to be ‘in advance’ because they both come due before the deadline for filing. 

    It appears that you had rental income throughout 2024/25 tax year therefore - 8th July 2025 is in 2025/26 tax year. That tax return must be filed between 6th April 2026 and 31st January 2027.

    By the way, when you sell you must report and pay any capital gains tax due within 60 days.

    Isn't there a question in the property section of the SA form about whether you sold the property in the year?

    The question asked if the property income ceased in 2024/25. The op is selling the property when income ceases next month - in 2025/26!

    You will report the cessation of your rental income in your 25/26 SA return.
