Remortgage held up by land registry - should we expedite now or later?

Hi all,

Me and my wife got married in April, and soon afterwards did all the admin regarding her taking my surname - including putting in a request to the Land Registry to update her surname on the house title.

Our current fixed rate mortage deal ends 31st Oct. We have begun the process of remortgaging and have just received our mortage offer and started the process with solicitors, hoping to remortage as soon as the fixed rate term ends.

Solicitors can't proceed due to the pending request at the Land Registry. We've contacted the Land Registry today and found out the expected timeframe for them to action the change of name is November.

Our mortage offer is quite long dated and expires in December.

It seems we need to ask Land Registry to expedite the request, but should we do this now or wait?

Worried that if we do this now, they will see there's still months left on the mortgage offer and so reject it - potentially losing our opportunity to expedite it at all.

However, we clearly need it expedited if we are to remortage when we'd ideally want to.

Don't want the date to slip as falling on to the SVR of our current mortage will cost over £400 per month compared to our current repayments.

    If you expedite it now,  they land registry might see that there's still 23 years and 6 months left on the mortgage.  This is no reason to reject your expedited change.

    Out of interest - did anyone advise you to do this? As you may now have figured out, it would have been much easier just to do it at the same time as the remortgage.
