my mortgage broker has sent me this
I don’t have a EPC. Can get one for £59
is it worth it or not. Also is it better to go for a cashback offer or not?

The 5 year fix cashback covers the product fee.0

The EPC on my place was something like F when I bought. Nothing has changed. Unless you'd be in band A or B then getting an EPC is a complete waste of money.0
