Buying property in France

Hello,

I’m currently looking to purchase a buy-to-let property in the French Alps, priced at €420,000, and I require a mortgage or loan of approximately £320,000. I have an £80,000 deposit available.

Unfortunately, I’ve encountered challenges securing financing. French high street banks have been unable to assist due to my not being in full-time employment, and UK lenders are typically reluctant to support cross-border property purchases. Private banks also appear to be out of reach, as I don’t meet the criteria for high-net-worth clients.

I’ve explored borrowing options from institutions in Luxembourg, Monaco, and Switzerland, but my loan amount is considered too small for their services. Additionally, while I earn £55,000 annually from two UK buy-to-let properties, there isn’t sufficient equity in them to raise further funds. The maximum I could access through a personal loan is £150,000, which still leaves a significant shortfall.

I’m struggling to identify viable financing solutions and would be grateful for any advice, guidance, or assistance you might be able to offer.
