Garage conversion ideas

Hi, I am planning on getting my garage converted into a downstairs toilet, utility room and office.

Looking for some suggestions on how we could lay it out. I have added images of the current floor plan an my initial ideas:





Any suggestions or input welcome!

Have you checked whether you'd be allowed to convert the garage?  How old is the house?

Have you got the first floor plan as well, useful to work out what the walls might be doing, and where the drainage is.

Filling in the corner in layouts 1 and 2 is likely to be expensive for not much gain, especially layout 2 with removing an external wall.

The Utility depth of 1.6 metres will mean you can only get 2 appliances along that wall as most are 60cm wide.  1.8 metres will permit 3.

Thanks, yes a lot of other houses in the road have converted their garages so definitely shouldn't be an issue there. 

I should have said the dining room is actually already what used to be part of the garage plus a small extension. This was added by the previous owners. The soil pipe actually passed through the dining room on the wall between the dining room and kitchen.

I had the same thoughts about filling in the corner!

I have just thought of a 4th suggestion which doesn't require the corner to be filled in and might now be my favourite

WC opening directly off the dining room is a HUGE no from me.  Given the constrictions of the garage floor space, I would reduce the size of the office and put the WC at the right side of the utility (with a wall/door in between).

But it won't be cheap.
