Council Band appeal

I've recently bought a property that was built in 2006 on a plot of land that was once the garden of next doors house. The houses around were built in approx 1955 a mix of terraced and semis with a couple of 3 bed detatched. My house was built as a 5 bed detatched. There are no houses in the immediate area to compare it to. There were some new houses built approx 1 mile away in 2005 to 2007 and some are comparable to mine but are rated a band lower than my house even though the area they are in is classed as a more desirable area and therefore the houses sols in around 2006 for for around 75k. More than my house. As I can't use houses close to mine to raise an appeal am I at all likely to succeed using houses a mile away? Thank you sorry for the long post.

Yes you can use similar houses a mile away. You could also look at similar size houses to your own built between 1970 and 2025. Whether you will succeed or not will depend on the VOA having better evidence to support the band or notIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0
