ap1 form box 4 and 14

I need a bit of help completing the Ap1 form that i am completing on behalf of my wife.

Her mother died quite a long time ago and we have been putting off doing the forms because of how difficult they are to complete. Her mother was the sole owner of a flat with no morgage, My wife and her brother have jointly inherited the property as she stated in her will.

My brother will continue to live in the property and we cannot afford to pay for a conveyancer to do it. So i need help with box 4 firstly. Do i put the word "Assent" in the 1st box, the "Total value of the property" in the 2nd box and the "£100 fee" in the 3rd box?

Also box 14 "Someone not a conveyancer"do i put both our names in the 1st box, then "None" in the 2nd box?

Then "box 14 (2)" "evidence of identity" can i complete the "ID3" form instead of the "ID1" Form because the persons who can identify us are easier to find such as a chartered accountant, as we know someone who is one? Or you can use a doctor etc..... the "ID1" form is a lot more strict in who you can use like a solicitor etc....
