Hello,
I am the leaseholder of a flat, in a large converted house - there are 18 flats in total.
My landlord is responsible for buildings insurance. Looking through the policy, I have noticed several mistakes.
1. incorrect address details for the property insured.
2. My landlord is a Company. On the policy it refers to any previous Companies that may have been part of the winding up process/strike off etc of which my landlord was a Director. I know there are three previous companies that haven’t been disclosed to the insurance company,
4 My landlords Company named on the policy is currently in active process strike off.
5 I sublet my flat. On the policy it refers to no subletting. When I informed the Managing Agent, he replied as it’s an assured short term let, it doesn’t apply?

My landlords brokers will not discuss any details with me and have told me to that the Managing Agent will contact me. Unfortunately, because I have questioned the policy, the MA is no longer replying to my emails.

i am a bit stuck. I realise the policy will be invalidated due to these omissions by the landlord.
Any advice will be appreciated.

That may be an issue, or it may not, it depends how incorrect, if thr building has been renamed etc.
    2. My landlord is a Company. On the policy it refers to any previous Companies that may have been part of the winding up process/strike off etc of which my landlord was a Director. I know there are three previous companies that haven’t been disclosed to the insurance company,
That does not matter as long as he is not currently barred from being a director.
4 My landlords Company named on the policy is currently in active process strike off.
That is not an issue until they are struck off, what kind of strike off is it?
5 I sublet my flat. On the policy it refers to no subletting. When I informed the Managing Agent, he replied as it’s an assured short term let, it doesn’t apply?
What does your leasehold document say about subletting?

The broker will not discuss it with you because you have no relationship with them.
Unfortunately, because I have questioned the policy, the MA is no longer replying to my emails.

The management company will not be replying because the landlord is not replying to them and management companies are notoriously incompetent.

Raise a formal complaint with the management company.

The Managing Company is thick as thieves with the landlords. He’s even a Secretary on one of their other Companies. They are definitely in communication!
Companies House just list it as I stated.
I understand why the brokers can’t engage with me, my issue is no one including the landlord and managing agent will either
All the points I have made relate my concerns re  Buildings Insurance and whether it will be invalidated because of what my landlord has not declared,

It stipulates on the insurance police something to the effect of ….have not been director of previous companies that have received strike off/volountary liquidation/insolvency etc…
