Hoping someone on here can help with this. My sister recently returned to the UK (she is a UK citizen). Although she did own a property overseas (now sold) she would now like to buy a property in England for the first time, is she classed as a first time buyer ?

No, as she's previously owned a property. It doesn't matter that the property was overseas.

In terms of SDLT, then she isn’t, as she has already owned a property, assuming it sold for more than £40k. In terms of any deals lenders may offer to first time buyers, it depends on the lender.
