Can the council charge you 100% extra rates on a holiday home that's used approximately 11 months a year?

    Yes, though if you use it "approximately 11 months a year", is it really a holiday home?


    It depends how often in the month and how long the stays are though - it could just be for one overnight stay a month so as not to invalidate the holiday home insurance, for example.

    Well you'll need to ask the OP that.
    If OP is using it "approximately 11 months a year", what about his main residence, is it empty 11 months, is it being rented, is holiday house being used as a holiday house rental, something odd going on here, methinks.
    I think somebody with a main residence and a "holiday home" has probably enough money to be able to afford the extra council tax.

    I think somebody with a main residence and a "holiday home" has probably enough money to be able to afford the extra counci tax.

    It's not always about it's usage, more about the fact it is a 2nd home...
    Which given the 11 months mentioned we take it is let out as a holiday let or such?

    If a house were let out long term (6 months plus, I guess) then it would be the tenant's liability for council tax at the applicable rate for them.
    If the OP is living there more than their "main" home, then it's probably the wrong way round, but the 2nd home council tax still applies.
    If it's occupied by short term (holiday and Air BnB) lets or by a variety of owner, friends and relatives then it's a 2nd property and yes extra council tax can be charged.

    From 1 April 2025, you can be charged up to 2 times your normal Council Tax. Your council will decide whether the property is a ‘second home’ and whether to charge this additional tax.
