Will I ever get a mortgage ?

I’m feeling really depressed with my situation.
We are both first time buyers. For years we didn’t have a deposit now we have more than enough, we have a combined yearly of £130k but have been turned down for two mortgages due to an unknown CCJ on my wife’s credit report for £269 for a parking fine that is almost six years old.
we’ve said we will pay it off right away, we were going to pay 10k over the 10% deposit but HSBC and the teachers building society have turned us down and said it would be 3 years before we can be accepted with them.
the CCJ was a total surprise to my wife, it’s from 2019 it didn’t appear on the Experian credit report we were asked to provide but then it later turned up on a transunion one.

Is there anything we can do? I don’t want to wait until 43 to finally get a house!

Speak to a broker. This should be a doddle for most experienced brokers.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Where advice will be given to understand how the CCJ has been applied, by whom and what options you might have challenge the CCJ, there are many threads on there where CCJs pop up from legacy Parking Charge Notices, they are not fines.
There is a 6 year backstop and cynically they will be forcing through those before they time out.0 -
Won’t the CCJ drop off your wife’s report soon? Can you wait until then to apply for a mortgage?
I’m no mortgage expert whatsoever, however if that’s the only blocker, I’ve heard of people getting mortgages at pretty good rates with CCJs a couple of years old.Getting that CCJ sorted as soon as you can though is definitely something I’d look at doing.I have to be honest (and I’m saying this from a reassurance perspective), I’ve spent days in total reading people’s worries about getting a mortgage and I really don’t think your situation is as bad as you think.I think sitting down with a broker is the first step as they’ll be able to look at your situation and steer you towards a suited lender.Wish you all the best and I hope you get your home soon!0
