Should we apply for a Mortgage?

Hi - we are 68 and 70 years old respectively.  Our current Landlord has recently died and his buisness and homes are going through probate so we are waiting for either a considerable rent rise by the family or maybe a new owner if they decide to sell.  We have been on a housing waiting list for 2-3 years and have applied for an OT report. After reading up on Mortgages what could we apply for under a Shared Ownership with 2 private and state pension please as it seems to be a mind boggling?
