Mortgage renewal due Feb 2026

Hi. I’m looking for some help please. We are remortgaging in Feb 2026 and have HTB. 

I think our LTV is around 60% as house is valued at around 252k on the quarterly broker email and our outstanding mortgage if keeping HTB in is around 150k. I may be wrong here so please correct me if I am and please could you explain why? Lol. 

Our home has increased in value meaning HTB increases. With the recent rates dropping slightly should we hang on as a long as possible before remortgaging or should we do this sooner? And would you recommend remortgaging HTB onto mortgage or having this seperate considering the interest is a lot less than the mortgage rate we would be expecting? 

Income is 95k combined and mortgage with HTB would be roughly 150k, without would be roughly 100k. Interest on HTB begins at around 1% roughly, more than likely new mortgage rate will be 4.5%+. We have also made one 10% overpayment on our mortgage during the fixed term.
