Land registry documents - are they worth the fee?

We are currently arranging our remortgage, and one of the questions one the conveyancing questionnaire is:
Following completion of your remortgage the law firm will send you a copy of the title to your property as registered with the Land Registry.
It is considered good practice that the law firm let you have a copy of this, as it provides you with the evidence that the transaction has been completed correctly. This is an important document and should be retained by you for future reference.
There is a charge of £20 plus VAT for providing you with this document.
If you do not require this document please tick this box.
This feels a bit unnecessary to me. What is the importance of this document and is it worth the £24?

I don't understand what this has to do with mortgage application, but if for some reason you want immediate evidence, you pay.Alternatively, I think you can get the same directly for about a tenner few days later - https://hmlandregistry.blog.gov.uk/2024/10/31/are-you-paying-too-much-for-hm-land-registry-services/0

£3.00 is the going rate direct from the Land Registry for this information
https://www.gov.uk/government/organisations/land-registry
Please note: Use the official site, a Google Search brings up spurious 3rd parties who at best will charge you extra for the same info, or at worst collect your details for other purposes.
Don't expect the Land Registry entry to be updated with your new Lender immediately. They are miles behind on keeping things up to date.I am a Mortgage Broker

I should have spotted it myself. However, IIRC, £3 is for the title plan only. The full set costs more.ETA: why £3?

If a remortgage hasn't been completed correctly, that seems to me to be a problem for the bank, not you...0

The conveyancer will receive a (free) copy of the updated register once the new mortgage has been added to it. That's issued to them along with the confirmation.
I assume they are then offering to send you a copy and you are paying them a fee for that service
If they are letting you know once it's all been done then whether you want a copy is up to you.
As others have posted you can view, download and save a copy of the register online at any time for £7
But the copy, theirs or one direct from us, is purely for information purposes“Official Company Representative
