Adding name to share of freehold title

Hi all
Just wondering if anyone has experienced this. We live in a ground floor maisonette and share the freehold with our upstairs neighbour (upper maisonette). Leases for both maisonettes are 999 years. Now our neighbour wishes to add her live-in partner onto the freehold title deeds (which currently give the proprietors as myself, my partner, and neighbour).
So, we don’t object to adding the name at all. However, my first question is whether the update to the title deed needs to be run past our own mortgage lender. Is this something relevant to them, and could they somehow refuse?

Secondly, the neighbours solicitor has already sent a TR1 form which lists the 4 parties with a 25% share each. But this seems incorrect to me. As I understand it, it should list a 50% share for one couple (lower maisonette) and a 50% share for the other (upper maisonette). Does anyone have any experience here?
Lastly, would people recommend getting legal advice for the above? Since the neighbour is proposing the change, that would be at their expense, correct?
