Remortgaging / Equity Release ?

Hi, I could do with some help ! I live in a little cottage that I have bought and the mortgage is finished now. I am thinking about buying a plot of land to put a log cabin on to live in instead - my little cottage would be turned into a holiday let. My question is how do I get the equity from the cottage to fund the log cabin? Would I need a mortgage against the cottage , or would it be a Holiday Let mortgage (although it's the residential home that would need the mortgage) or would it be equity release? Many thanks
