Self Build home with no NHBC

Hi all, I have recently completed an individual self build home. As I had all intention to live here forever I didn't feel an NHBC was worthwhile. I am now looking to sell and move in the next couple of years but am aware I may have an issue with buyers securing a mortgage. I have seen conflicting information and even some stating that 'self builds' do not need one to be mortgagable. Obviously it was all signed off by local authority building control.

Literally self build, or any professionals involved? Architects' certificate (if one supervised the project) will be acceptable to many lenders.0

There is no architects certificate as they did not oversee the build. It was myself and my father that built with individual trades with building control overseeing the works0

Have a look at global home warranties, based in NI. I am not sure if they do individual properties, but they may be able to help or point you in the right direction.

Thanks for the responses so far, any enlightenment re the fact it's a genuine self build and not a development, I had read some lender guidance that particularly mentioned guidance not applicable to self builds?0

New builds/self builds are not really my thing. But I would assume anything you have read assumes you have some sort of warranty.
