Advice needed for signage appeal - BW Legal - Letter of Claim

Hi all,
I have received a PCN from Parking & Property Management. I have read the newbies thread and I am aware about the standard first level appeal.
However, I am preparing some "evidence" for the expected rejection.
I don't believe there is a valid entrance sign. As per the IPC CoP version 8 (newest version is 9 which refers to 8 for the entrance sign, Single CoP gives extra time for signage to comply), "Where a Car Park has a defined entrance, Operators should display entrance signs". This particular car park uses the same sign as the other "Signs Displaying Terms and Conditions" (as per CoP).
"Entrance Signs should:
a) make it clear that the Motorist is entering onto private land;
b) refer the Motorist to the signs within the Car Park which display the full terms and conditions."
Am I correct and is this a valid point to raise around the validity/compliance of the car park?

Raise any legal point you like, especially about signage and no landowner authority
Just dont expect a cancellation by P&PM , or by the IAS1 -
Questions around the same above sign from a "Signs Displaying Terms and Conditions" perspective:
"The Operator must adequately display any signs intended to form the basis of contract between the Creditor and the Motorist. Such signs must:
c. identify yourself as ‘the Creditor’;"
It does not refer to themselves as such

I would not even waste your time on appeal to any IPC firm. They aren't worth your time. The IAS is not impartial. We have no confidence in it whatsoever and we don't advise anyone to use it.
Sit tight. Ignore the £170 threatograms. See the FOURTH post of the NEWBIES thread
Tell them if you move house in 6 years.

Thanks. It is not my car so just working out the best plan, though an initial appeal followed by a request to use POPLA (which I know will be requested) has been mentioned elsewhere on this forum and at least shows interaction if the case were to progress further?0
