Walls wet around one of the uPVC windows

Hi,

I live in a flat and have uPVC windows. I live in a flat and have uPVC windows. On one of my windows there is significant dampness, with the wall becoming wet at a point approximately halfway up the window. After consulting a glazing professional, I was advised that the window itself does not appear to be leaking, and the issue seems to be related to water ingress through the wall.

I am posting a picture here. Any thoughts as to why this would happen?

Is that boxing in the corner, if so whats behind it ?

Its not necessary the window leaking it could be the joint between the window frame and the wall

Can you give an external view ?

Which way does the window face N.S.E.W

    Hi,

No its not a box. It's the wall itself. There is no plumbing at this end. The window faces east. Please find attached external view

It’s likely to be the joint between the frame and the brickwork if the window itself isn’t leaking

Have you craned your neck out, and examined the seal between the PVC and the wall?
That's not an old building, and appears to have all the good bits - cavity-tray lintel with weep holes - so that makes it less likely to be from a higher-up issue. But not impossible.
That's a separate flat above you?
It can be said it's definitely 'water', and not condensation. When you tap that 'boxed' corner, does it sound hollow?

    Thanks for looking.

Yes the glazing person did climb out of the window and saw the seals between the window and the bricks. He did not suggest that it's damaged. The building is 24 years old. And yes there is a flat above me. Mine is the first floor.

I agree that its definitely water but just battling with management company to agree its 'water' from somewhere
