Do I need a mortgage advisor or a financial advisor or both?

I'm currently looking at buying a property and I would like some advice on how best to proceed. When I say advice I am happy to pay for it, with an initial free consultation to understand if it's worthwhile paying for the more extensive advice. I'm just not sure if I should be speaking to a mortgage broker or financial advisor, or both.

The kind of questions I want to ask:

How much can I borrow on a new residential mortgage? Bearing in mind my salary and current expenditure.
What should I do with my current properties, assuming I want to keep them as Buy to Lets? Can I get a BTL mortgage on my property with cladding issues?
Is it worth setting up a Limited Company and sell my properties to it? What are the implications? Is it worth the Capital Gains Tax hit?

I'm not looking for detailed answers to the above questions here, just wondering what kind of professional I should be speaking to. Any comments are welcome.

Thanks for the response. I don't currently have an Accountant but yes, perhaps it's time to look at whether I need one.

'Financial Advisers' are not interested in property in my experience, they want your money in stocks and shares. You need a mortgage advisor

Financial advisers (FAs) exist to provide advice on the products and services of the investment company they are linked to.
Independent Financial advisers (IFAs) are not restricted to an investment company.     However, the reality is that buying and selling property is not within the remit of an IFA.    Plenty of IFAs will have clients with investment properties and some generic tax advice and information can be given but its not what an IFA does.
I am an Independent Financial Adviser (IFA). The comments I make are just my opinion and are for discussion purposes only. They are not financial advice and you should not treat them as such. If you feel an area discussed may be relevant to you, then please seek advice from an Independent Financial Adviser local to you.
