Mortgage for half house

Hi
Please can you help.
My brother and I inherited my mother's home in equal shares. My son and his.partner want to buy my brother's share c£190k, by way of mortgage.
I will still own the other half.
Can they get a mortgage in their names only without me being party to that mortgage. I am retired and do not want to be liable for mortgage payments should any happen to either of them.
Their names will then be deeds as well as mine.
Any advice is welcome as we have exhausted all avenues that we know of.

You can't mortgage half a house. How would the lender repossess it?
You would at the very least need to be a party in order to consent to the charge being registered over the whole ownership of the property. It might be possible for you not to share the obligation to repay the loan - but you'll still risk being evicted if they defaulted, so not sure how much that would reassure you.0 -

The mortgage needs to be across the whole property. You do not have to be on the mortgage (depending on the Lender), but that wont stop the Lender from being able to repossess if your Son does not pay.
If you are resident in the property, that is another complication, but it can be dealt with.I am a Mortgage Broker
