Removal from joint mortgage

Hi, I'm just after some advice and information.
I purchased my home 4 years ago and took out a joint mortgage with my son. He initially did not live in the property and only moved in 6 months ago.
I have made all the mortgage payments and have managed financially without any assistance from him.
Unfortunately our relationship has broken down and he now wants to move on and rent his own place and be taken off the mortgage and deeds altogether.
My mortgage was a 5 year fixed rate which comes to and end in 6 months and then goes onto a variable rate.
I want to put the house and mortgage solely in my name but worried I won't pass the affordability checks as my salary is only 14k and 70k left on my mortgage.
What are my options? Could I still remortgage but just in my name?

About remortgaging - you should talk to a mortgage broker. It's not impossible that you can get a mortgage for £70k but it would depend on the value of the property and how many years you're taking the mortgage over (the mortgage term).One option is to stay with your existing lender and "book a new rate". It's a bit like a remortgage but as the mortgage agreement is already in place, I don't think they do full affordability checks.1
