Remove ex from deeds

Hi guys,
i really need some advice. I have a property, i have owned for 13 years, i bought off my mother who paid the deposit. My ex (not married) lived with me at the time and came on the mortgage with me, he moved out after a year so he hasn’t contributed for 12 years. I am now married with a child and so he is he. I have not been in a position to get him off the mortgage (good old nhs wage) i now have a mortgage offer to finally get him off the mortgage, my problem is, he now lives in southern ireland. I have tried to contact him through old family members, social media and email. He has responded. Im at my wits end, im on a variable rate mortgate and overpaying, i have an offer that saves me £300 per month but i just can’t get in touch with him. He always said that he wasn’t interested in the house as i bought it from my mum (she died as we separated)
Can i get a court order? How much does it cost and what do i need to prove to say ive tried to contact him?

If you have Home Insurance, check to see if you have Legal Expenses cover. If you do, you may be able to call the Legal Helpline offered by your insurers for advice. They might worry that there is a conflict of interest, but if you confirm that you are the policy holder and that he doesn't live in the proeprty any longer and hasn't for however many years, they may be able to to help you.

Did you have a Declaration of Trust drafted when you both applied for the mortgage? How was the property ownership registered?0
