Not a publication I'd normally quote from but yes landlords do get pissy about you subletting without their permission. As stated, you can invalidate their insurance by doing so as well as open them up to a host of problems as the owners of the property thats breaching planning permissions potentially.0 -
Subletting, turning properties into unlicenced HMOs, cannabis farms, lots of reasons why landlords are wary and cautious.
Have you made any enquiries with landlords, I can't imagine that many will be keen to agree subletting.
What would they gain? Are you willing to pay above market rents? Can you demonstrate your competence?
I'm not sure that it's an easy sell.
In my experience, landlords who have properties suitable for Airbnb, are already letting them as Airbnb.
Most seem to run a hybrid portfolio of BTL and Airbnb, with the more adventurous also running HMOs.
Asking as I'm a landlord, company owner and involved with servicing Airbnb properties, so a genuine interest...
I guess it's simple arbitrage, you think that there's enough margin between BTL and Airbnb to turn a profit?0 -

A friend who lives overseas rents and sublets 50 or so properties as short term lets all with the owners consent. Traditionally properties there were bought in cash, mortgages were rare because it's hard for the bank to reclaim the property if you default repayments. He pre-pays a years rent at a time which is also appreciated because evicting non-paying tenants is also difficult (legally rather than sending heavies) and non-payment by tenants is a significant issue.
The landlords are simply happy to have a fully paying tenant and are happy for them to take the risk on if they can secure holiday lets etc0 -
