Third residential mortgage help

Me and my partner have:
A. 1x permissions to let air bnb worth £400k(mortgage is £90k)
B.1x residential mortgage where we both live,(worth £350k, mortgage is £95k) that will be rented on a permission to let when we move into the property we are trying to buy (C)
C.A cottage worth £405k, we have a £160k deposit to put on the cottage.
We also have full time jobs earning £32k and £42k before tax.
Halifax have declined the third mortgage as they are not accepted the air bnb income as it is not guaranteed despite the last two years it turning over 222/23 and £48k 23/24.
Does anyone know a lender who may offer us a mortgage as I don't want to miss out on this house. I know another option may be to buy house B on a buy to let mortgage then I will only have two residential mortgages but I will have ERP to pay so want to avoid that.
If a broker is the way forward any recommendations? I am currently using L&C who are trying their best.

In total you are looking to borrow £430k. Mainstream lenders may well consider this concept too highly leveraged for their liking. Considering you base salaries only amount to £84k. Should rental income be low for any reason. Owning 3 properties will also leave you exposed to funding other the running costs.1
