Change to council tax band

Hi! 

We’ve moved into a house that has previously had an extension, so expected the council tax band to increase. However it has gone up by 2 bands! 

We’ve got an appeal coming up at a tribunal and I’m trying to make sure I’ve got as much info as possible. The value they use is based on 1991 values but if it’s been extended how do the council work out the value back at 1991? I’m looking at all the houses near us that are a similar size that haven't changed since 1991 and therefore can assume ours is a similar value, even better if they’ve had a recent epc with the sq m that we can compare. 

Does this sound right or is there something else I should be doing? Also can I look at a wider area or just stick to my street? 

It would be great to hear from anyone that has been successful at a tribunal!

Remember if you don’t win the properties you have used as an example might be re classified and go up to your level

The council do not deal with banding, that is dealt with by the Valuation Office Agency (part of HMRC).


The VOA are obliged to send you the evidence they intend to submit at Tribunal. This will give you an indication of how strong their case is. Do not rely on EPCs to give an accurate size of a property. Don't just stick to your street, look at other streets for properties of a similar age, size and type as yours.
