My Mortgage Application declined by 4 lenders after positive DIPs

I am really confused and worried now. I had an offer accepted on a property and had 25% deposit, I am self-employed, sole trader and also in an employment which i started in March 24, so quite recent. At first my application gets approved and moves straight where DIP/AIP gets granted then down the line i get the no from underwriters and the reason is that i failed internal audit, or internal checks and am told they cannot disclose anything to me and in my last application the lender was good enough to tell me to check with national hunter and see what they hold on me. i am so worried because I had earlier did a SAR (subject access request) from CIFAS and they told me that they do not hold any info on me but I was never aware there is another called National hunter. I am worried because I am at the last stage of the mortgage process, solicitor already instructed all inquiries already in just the mortgage offer holding me back. I have spent alot having used like 4 or 5 brokers all to no avail.
Is there any way out for me?

    Do the SAR with NH as suggested. It logs discrepancies across different applications.

    Until you find out if there is anything on National Hunter then there is nothing really to add - I assume you have started the process to find out.

    Could there have been any anomalies, past or present, between what you stated on applications and reality, particularly in relation to income?
  • Thank you both, I have submitted a SAR request to National Hunter and they have emailed to ask if I resided at any other address and I have provided an address which is longer than the 6 years they asked for. I am now waiting for the SAR report.
    I am just confused that even when CIFAS holds nothing for me, National Hunter could still have me down on something?  I cannot think of anything as it is right now and I am worried that I may lose the house before all the report is out
  • Phoenix72 there are no anomalies as I provided my SA302 from the HMRC portal and my payslips alongside corresponding Bank statements. I am anxiously waiting to see what National Hunter holds on me especially when a lender gave me the heads up to check with them after 3 other lenders failed to even give me a clue despite providing me with a cash backed DI[Ps - according to them which I now doubt.

    As you have used multiple brokers it is worth comparing the details they have provided to the lenders to see if any discrepancies crept in...
    Also have you used somewhere like 'CheckMyFile' to look at your credit report from all the major agencies, not just one of them...?

    National Hunter is operated by Experian on behalf of finance companies who fund it. It's primary purpose is to compare the data on applications submitted by individuals (across a range of financial products).  Detecting discrepancies and reporting accordingly. Thereby helping the financial organisatrions determine the accuracy of applications made for financial products. .
