Help to move my mum!

I have no idea where to start with this question 😊 my mum at 82 has finally decided her house is too big for her and wants to move into an apartment with help on hand 24/7. I am utterly delighted and can’t wait for her to move! However she want to move into a very specific location, and when an apartment becomes available we need to be able to move quickly. There’s not a hope she will be ready to move in terms of declutterring etc on time so we need to look at getting the apartment for her before she has sold her home.
Whilst my brother, mum and I can raise probably 50% of the cost of the new apartment in cash, the rest has to come from the sale. The question is how do we access, short term, the equity in mums house to make the move possible for her? I’m very cautious of making a poor choice, but don’t want her to miss out on moving as soon as an apartment becomes available as it will improve her quality of life beyond measure 😊

Why can’t you start decluttering now? When my mum died and we really just had to give her stuff away or put it to the dump I decided then, there is no way I’m leaving all my junk for the family to get rid of, I’m trying to sort it out now.0

Agree that the time to declutter is asap. There's going to be lots that can be given away to charity shops, some she can gift to family members (whether they want them or not say "oh yes please!" and get it out of her house) and a small portion can be sold. She actually may find that the less clutter there is the easier it is to live in the place.
Next I'd suggest is to get it ready to sell. This might mean decluttering further potentially into storage (though preferably free options as in family's garages rather than paid for). And then look to get it sold.
She could have an interim home waiting for that perfect place. It might be worth the money to pay someone to declutter, my experience was that it's not cheap but they can get through a LOT per day and get it out of the house for you.0

It might be better to look at renting in an assisted living apartment, these places can be very difficult to sell when you ( or she ) needs too.0
