House is adapted for my disabled child, already thousands invested in it ( £10k just for the options in the house , not talking about fees), Now if she doesn't exchange, developer may put this property back on the market, after being 7-8 months in the process of buying.WellKnownSid said:

The developer finished early so of course wants their money. But it also means they finished early so there are things that aren't ready at their end so it's not actually finished finished finished.JustMe18 said:

If you've been doing the running around anyway, why not ask the developer to list out exactly what is blocking them from giving you a completion date.6 -
Nothing, they just haven't been asked about it , they've been asked "can we do completion on the 10th" , they said no as they were waiting for a sign off, it was last week and nothing has been asked since.WellKnownSid said:

Finally got hold off the solicitor's manager and I he will ask developer again today. That's after around 10+ emails sent.0 -
Which lender, please?JustMe18 said:Hello. We have received and signed our contract for a new build house. House is physically build an last NHBC inspection carried this week. Our solicitor been nightmare since beggining, all work took roughly 5-6 months. Now she got the contracts, but doesn't want to exchange on notice, developer told her that house will be ready by 10th of July, but don't want to confirm completion date as yet, that's why its on notice. Our mortgage offer expires on 25th of July. Our mortgage broker ( approved one from developer) said dont need to stress and can exchange. However solicitor is refusing and says she need to have extended offer. It's still a month for my current offer, can she actually refuse exchange? she is putting us at risks losing property, where we have invested a lot, as developer wants us to exchange ASAP. Please advise what to do.I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. Any thought?
We are happy to re-apply, if they don't do extension of offer. Circumstances didn't change and even got better ( for example we both got pay rise). Ours was valid for 3 months and initial offer says i can extend up to 7 months on the same rate. I'm pretty sure we will be right on time, but re-applying now would be even longer than just exchanging and seeing what's happening.0 -
TBH if I was in the last month of the offer's validity and the extension process isn't too onerous, I'd get a longer offer just in case. Sorry, I can't remember the KRBS process.JustMe18 said:

i called my broker again and they said that on original offer it says that it's extendable up to 7 months. Perhaps I would just that next week. They don't accept it earlier than 3 weeks before the end of current offer, so have to wait a bit.kingstreet said:

Dare I say I can sense a feeling of impending doom, by the number of posts and the level of intensity in this thread.
Perhaps a moment to take breath and allow those people to respond to what you have asked rather than constantly chasing after people.

Did you already pay for the options and adaptations? If so then realistically how likely is it that they would want to or can legally sell it? You've paid for them you are very unlikely to walk away! Who else would wish to buy with those adaptations?

I think if I had 10+ emails I would be getting slightly weary and perhaps be a little less responsive. If they asked last week and they were advised that inspections are not complete, then asking next week would I feel be reasonable.
As the house is vacant and nobody needs to move out the chain is quite simple really, house signed off and things should come together quickly, exchange is now possible followed very quickly by completion.
Have a chilled weekend, it's around 4 weeks until your offer expires people used to buy a house in less time!

Your solicitor has no doubt be working on this weeks completions. Will again again when they have free time. Constantly chasing eventually will get peoples backs up and be less likely to respond.JustMe18 said:

it's just the whole time solicitor is not behaving professionally, being rude to me , makes me cry all the time ( my colleague witnessed this), she said "you don't pay me anything personally" and things like that. Of course it's too late now to change her, just saying...0
