There are a few properties around my way that have been on the market since back into 2023.
Of course any house can sell it you price it cheaply enough, but not everyone is willing to offer deep discounts on the figure they had originally banked on and are happy leaving it on the market hoping they'll eventually get the price they want.
My point is, there's no telling that you will just instantly sell your house when it hits the market (unless you're willing to take a hit on the selling price to achieve a quick sale like ACG mentions above).
To put it bluntly, very few sellers are going to take a buyer seriously who not only doesn't have an offer on their house, but doesn't even have their house on the market. Your offer comes with uncertainty (both time (as no-one knows when it will sell) and price (as you can't be sure you will sell it for the price you want, and a seller won't want a buyer coming after them to drop the price if they receive a lowball offer).
But if you are only selling your house because your absolute once in a lifetime-dream house has come up, then make an offer regardless. You miss 100% of the shots you don't take.
