Remortgage with debts

We're due to remortgage in 2026 we have approx £40k total debts now that will reduce to approx 25k by time we remortgage. We have property worth £520k with and will remortgage for £160k it'll clear all debts. My question is how much debt really affects the remortgaging? Thanks no missed payment no ccj etc credit score at moment is fair thanks

It can be a problem.
Its all relative though, if your incomes are say £100k combined, £25k isnt a massive amount. If your incomes are £40k combined, it is.
We did an application in March whre the couple had about £80k in debt on a £100k income, which looks high. But their mortgage was only £40k so if their mortgage had been £120k nobody would have batted an eye.
Lenders take debt diffrently. Some will ignore it if it is being cleared, others wont. Some will look at what your balances are as a percentage of the limits, some dont care about the amount, others do....
In short, what you have said should be possible (assuming your incomes stack up), it should be possible at normal rates. You may just not have the pick of the lenders.
