Is halifax not being direct

We currently have a 60k mortgage with the Halifax, property is worth just north of £210k, even though Halifax has the old value of a few years back of £150k. We are trying to borrow an extra 45k to have a loft conversion.
Was told no need to have it revaluation as our LTV is OK.
Our salary between the two is above 80k, good credit score band on experian but Halifax told us that we failed their credit check, when pushed I was told because I have a 10k credit card which I had used and informed the halifax agent of that but informed that I had paid it off and one late payment from water company due to not receiving any water bills from supplier and forgot about that payment and was told that's the reason that we didn't passed their in house credit check.
They had said no before and waited a few months, only for same result.
Something isn't right.

they dont have to lendDon't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.0

Their scoring is automatic, if you do not pass they cannot override the decision manually.
Have you seen your credit file? That should be your first step so that you can establish what Halifax is seeing.I am a Mortgage Broker

You are learning that your credit score is meaningless and all providers have their own way of scoring.
Any missed payments will be a red flag. Is the credit card £10k a current balance or the credit card limit and you don't have a balance (or a balance of less than £10k)?0 -
... and don't just look at Experian get a full report across the other agencies from somewhere like 'Checkmyfile'

It's going to be the late payment that's made you ineligible assuming it's quite recent.0
