Halifax valuations and timescale please!

We put in a mortgage application with Nationwide for a property for £247,000. Nationwide told us they would offer all the money but with a 13.5k retention. We then renegotiated halfway with the retention, leaving us with a new purchase price of 240k and 6k for us to make up the shortfall. Our broker is now telling us it doesn't matter what the purchase price is, the 13.5k retention will remain the same. After lots of back and forth, we have put in an application with Halifax at the new reduced price. Any recent experience with Halifax and valuations please? Timescale from in-person valuation to offer? Thanks!

3 days from valuation to offer for us. But our valuation took a few weeks due to delay in arranging it and then they were 'unable to attend' and pushed back a further 1.5 weeks. Though I doubt this is common
