Mortgage for property with separate annexe

I am looking at a house which has a separate annexe in the garden. The annexe has its own council tax rating separate to the house. I would be interested in renting out the annexe either to a long term tenant or possibly airbnb ( may be more lucrative). My question is do I need a specific type of mortgage for this? I would be living in the main house as my only home. Advice mots appreciated.
