Mortgage lender insisted on new roof because of spray foam insulation but won’t value house now done

We needed to remortgage our home to repay a loan from family, as agreed, but valuer said loft foam meant he couldn’t value. Lender’s 3rd party surveyors eventually said a new roof was needed. We got this done, sent photos and Building control certificate and invoice etc, as agreed (they declined offer to revisit with LA building control officer and our builder/ roofer) on 21 May but they then said a structural survey was required?! No reasoning, not what was asked for previously and not what lender wants either according to our broker, Money Box. But a stalemate with no valuation or mortgage offer, and family member’s own house purchase could fail as she needs our money for that purchase! Any ideas to force this to a conclusion? We are £31k worse off for no provable reason and still can’t access our equity. Thanks.

    Can you change lenders? Remortgage elsewhere and the roof having been replaced is likely to not flag as an issue. You can't force a lender to lend, so your options really are to jump through their hoops or look elsewhere.
    I did similar when I had an issue with my house and the second lender where happy with everything and offered with no quibbles.

    You should definitely look into suing them.
