Ours was on for £375k, day we rung for a viewing it had just been reduced to £359k, offered and negotiated with seller at viewing for £315k. Got some knocked off for survey things like septic tank, completed at £303k. I don't get the whole 'insulting the seller' if someone wants to really sell their house they will, if your offer is low they will say no, you increase the offer. If it's what they want I can't see them saying no because your first offer was insulting (unless of course they don't want to sell, which we have had previously with a divorce when one wanted to sell and one didn't)!0
