Do not worry about this, as the credit file will only show the company carried out a search but won't show the result. However lenders get funny when they see nurmerous searches in a short space of time.

Slightly seperate issue to most of the replies which I would tend to agree with. But how much deposit would you be planning on putting down, as this might also be a factor?
I am also very suprised that a decline would be offered by this default alone. The other problem might have been the regularity of credit scores carried out and you might have been unfortunate enough to go to the tighter lenders first and the more flexible ones may have got funny over the activity.
If deposit is an issue, have either of you owned a property ever before?
If not, you should be able to qualify for a Key Workers Home Start initiative. This is effectively a shared equity scheme where a social landlord can offer you a sizable deposit on the basis that you pay them back their proportionate share later on selling, leaving the NHS (as a Key Worker) or just being in a position to buy them out. In the meantime you could have the mortgage and be rent free on the balance.

i'm having probs getting a mortgage, had to leave work for 5 months last year to look after an ill mother but the bank put this down as a default (although i agreed to pay them a reduced amount) and now it's against me! any ideas?0

i know this may not be useful but as a general rule, "you cant get credit until you have credit" My boy was asked to pay about £200 as a bond before he took out an 02 phone contract as he had absolutley no credit what so ever, since he got the card and contract its been ok and he hasnt defaulted.... its silly really.0

Agree with the comments made...get an indep. broker who will based on the info you have given get you a mortgage with the minimum of fuss.
