    I just re-mortgaged for 22 years at the age of 53.  They just required evidence that would have sufficient income past NPA.

    If you take just the 25% tax free from your SIPPS that is £125K and the rest can stay there and be added to.

    Can you buy a property for £125K where you are?  If not to get your £170K property you only need to borrow £45K

    Surely a £45K mortgage will be less outgoings than your present rent, so any surplus can then go back into your SIPPS

    Re hating work.  Perhaps it is time to change job if you hate it that much?  or is it just not having the freedom what you hate?  Time to try self employment perhaps?  I have been self employed since age 40 and now winding down that business to retire, now that all my private pensions are paying out.

    you want to make the decision and act on it quite quickly as soon as you reach 55, before the age raises to 57.
